  • Government charges without GST ≈ 7.6 percent of the agreement value
  • (about 5.6 percent effective stamp duty + 2 percent registration)
  • If under-construction: add 5 percent GST on the agreement value.

This gives you a fast, close estimate before you add project-level items like parking, club membership, BESCOM and BWSSB charges, maintenance advance, corpus fund, floor rise or PLC.

    Remember to deduct TDS 1 percent if your agreement or stamp-duty value crosses ₹50 lakh.

    Example 2 — 3.5 BHK around ₹2.25 crore

    • Agreement value: ₹2,25,00,000
    • Stamp duty 5 percent: ₹11,25,000
    • Cess 10 percent on duty: ₹1,12,500
    • Surcharge 2 percent on duty: ₹22,500
    • Total stamp component: ₹12,60,000 (≈ 5.6 percent)
    • Registration 2 percent: ₹4,50,000
    • Government charges without GST: ₹17,10,000
    • If under-construction, GST 5 percent adds ₹11,25,000.
  • All-in taxes and fees
    • Ready-to-move: ₹17,10,000
    • Under-construction: ₹28,35,000
  • Payable to seller plus government
    • Ready-to-move: ₹2,42,10,000
    • Under-construction: ₹2,53,35,000

    These are not state taxes, but they affect the final cheque.

    • Car parking and club membership as per project policy
    • BESCOM and BWSSB infrastructure charges and meter deposits
    • Maintenance advance and corpus fund for the association
    • Preferred Location Charge and floor-rise, if applicable
    • Legal and documentation charges, e-stamp, franking, photocopies
